Why Brand-New Dallas Homes Still Get Ants and Roaches

A brand-new house feels like it should be pest-free. New slab, new framing, new everything, with none of the decades of settling cracks an older home collects. But new construction pest problems are one of the most common calls we get from homeowners in Dallas, Richardson, and Plano, often within the first year of moving in.

Why New Construction Pest Problems Are So Common

Before a subdivision existed, that land was field, pasture, or wooded lot, and it already had ants, rodents, spiders, and termites living in it. Grading and excavation do not remove those colonies. They scatter them. Once the houses go up, the displaced populations move into the nearest shelter that offers food, water, and climate control, which is your new home.

New Does Not Mean Sealed

Recently built homes have plenty of ways in. The most common entry points we find include:

  • Gaps around plumbing and utility penetrations that were never fully caulked
  • Weep holes in brick veneer, which are necessary for drainage but are an open door for insects
  • Unsealed garage door thresholds and corner gaps
  • Attic vents and soffit joints left open during framing
  • Settling cracks in the slab and foundation that show up in the first couple of years

Fresh Landscaping Is an Invitation

New builds arrive with new sod, fresh mulch, young trees, and a brand-new irrigation system. That combination puts moisture, organic material, and shade right up against the foundation, which is close to ideal habitat for ants, roaches, and crickets. Mulch piled against the siding and sprinklers soaking the exterior walls every morning do more to draw pests in than anything happening inside the house.

The Builder’s Pretreatment Does Not Cover Everything

Many new homes get a termite pretreatment applied to the soil before the slab is poured. That is genuinely useful, but it is not permanent, and it does nothing for ants, roaches, or rodents. Homeowners often assume the builder’s warranty includes ongoing pest control. It usually does not, so it is worth reading what your warranty actually covers.

What to Do in Your First Year

  • Pull mulch and soil back several inches from the foundation
  • Adjust sprinkler heads so they are not spraying the exterior walls
  • Caulk around pipe penetrations, hose bibs, and utility lines
  • Add door sweeps to the garage and all exterior doors
  • Get a professional inspection before a small problem becomes an established one

Handling new construction pest problems in the first year is far easier than clearing a colony that has had time to settle in behind your walls. If you have questions about what a first-year treatment plan looks like, our FAQ page covers the most common ones.
